Expansion joints in Bengaluru
20 projects — 18 completed, 2 in progress
Bengaluru is the largest single cluster in our project record — twenty buildings, most of them either a residential tower or a tech park with a very long floor plate.
We design the joint schedule from your drawings, manufacture the systems in India and install them with our own trained crews — one contract and one point of responsibility, rather than a trader supplying profiles and leaving the fixing to whoever is on site.
What actually drives joint design in Bengaluru
Seismic zone and annual temperature range are what actually set the movement a joint has to absorb. Bengaluru sits in Zone II under IS 1893 — the lowest seismic band in IS 1893 — with an annual swing of roughly 15 °C to 35 °C.
Seismic is not the governing case here
Bengaluru sits in Zone II, the lowest seismic band in IS 1893. Outside of specific tall-tower cases, the seismic demand rarely sets the joint. That means a Class III seismic system is usually over-specified, and paying for one is money that would do more work in the waterproofing detail.
Thermal movement is modest, so gaps are modest
The annual swing sits around 15 °C to 35 °C. On a 40 m bay that is a small movement compared with Delhi, and it is why most Bengaluru floors here run on 25–100 mm gaps rather than the wider assemblies the north needs.
The monsoon decides the podium detail
What does fail in Bengaluru is water at podium and basement level. On the Bhartiya City and Embassy work the difficult joints were never the flat internal floors — they were the podium decks and the transitions where the joint waterproofing has to loop and tie into the structural membrane.
Long plates mean more joints, not bigger ones
A tech park floor plate carries more joint metres per square metre than a tower does. On Manyata Tech Park and the SEZ blocks the schedule mattered more than the system: getting every location named, and the same profile running through, rather than three different products meeting at a corner.
Typical systems on Bengaluru work: MegAtec 340 and 370 for the floors, MegAtec 360 where the joint turns up a wall, and FlexAtec 1200 where the run has to stay watertight. The right answer depends on the gap, the movement class, the traffic and the location — send drawings and we will name it per location.
