Commercial work is where the joint is most visible and least respected. It is in the lobby floor, the atrium and the podium deck, on show to everyone who uses the building — and it is also the last trade in, on the tightest programme, cutting across everyone else's finished work.

Long floor plates, visible joints, and a fit-out that never stops

A tech park has more joint metres per square metre than a tower does

This is pure plan geometry and it surprises people. A tower is compact and gets a joint or two; a large-floor-plate office or campus block is long in both directions and needs joints in a grid. On the Manyata, Embassy and Bhartiya SEZ blocks the difficulty was never the individual detail — it was producing a complete schedule, with every location named and the same profile running through, rather than three different products meeting awkwardly at a corner.

In a lobby the joint is a finish, and it is judged as one

Nobody looks at a joint in a plant room. Everybody looks at the one running across the lobby floor and up the atrium wall. Sightline width, the alignment of the cover with the stone module, and whether the line stays straight through a change of level are what get commented on at handover — and they are decided by the setting-out at installation, not by the product. Getting the joint line onto the setting-out drawing alongside the tiling grid is worth more than any product choice.

Tenant fit-out is the biggest single threat to a finished joint

A commercial building is fitted out repeatedly over its life, by contractors who did not build it and have not seen the base-build drawings. Movement joints get tiled over, boxed in, screwed through and used as a convenient service route. Almost every remedial enquiry we take on an office building traces back to a fit-out rather than to the original installation. Marking joint lines on the tenant handover drawings costs nothing and prevents most of it.

The podium deck and the basement are where the water is

Internal office floors are the easy joints. The difficult ones on every commercial project we have done are the podium deck over occupied space, the basement car park and the transitions where the joint waterproofing has to loop into the structural membrane. Those are also the joints that get value-engineered first, because they are out of sight — and they are the only ones whose failure floods something.

Late trade, compressed programme, single point of accountability

Joints go in near the end, when the programme has already absorbed everyone else's delays. A supply-only arrangement puts the fixing in the hands of whoever is available, on the substrate they find, at the moment there is least time to argue about it. That is the failure mode this market produces, and it is why we supply and install under one contract rather than selling profiles.

Typical systems on this work: MegAtec 370 and 340 for office and lobby floors, MegAtec 300 where a fully recessed finish-filled detail is wanted, MegAtec 360 for wall, ceiling and atrium returns, and FlexAtec 1200 on podium decks and basements where the run has to stay sealed. The right answer depends on the gap, the movement class, the traffic and the location — send drawings and we will name it per location.
